What the website does

The site provides information about bridging loans and a way to send an enquiry. This includes borrowing to buy a home before your current home sells.

We do not lend, provide quotes, advise, recommend products, arrange loans, compare loans or make lending decisions.

Guides and calculators give general information, not financial or mortgage advice. They are not recommendations or offers of a loan.

Calculator results are illustrations, not quotes. They do not assess whether you can afford or qualify for a loan.

We take reasonable care over the information, but details can change. Check anything you plan to rely on with the specialist.

Sending an enquiry

When you send the form, we pass your enquiry to one bridging specialist so it can contact you.

If the loan would be secured on a home you or close family live in or will live in, we only pass the enquiry to a firm with FCA mortgage permission. We are paid for doing so.

You pay us nothing to use the site or send an enquiry. We never take your money or hold client money.

The specialist explains its service, terms and charges. Ask whether it provides advice before deciding to proceed.

An enquiry does not commit you to borrowing or mean you will receive a loan. Any offer depends on the lender's checks and terms.

Our privacy policy and cookie policy explain how the site uses your information.

Using the website

Give accurate answers. Tell us and the specialist if you spot an error or your circumstances change.

Use the site lawfully. Do not send false enquiries, misuse anyone's details, send harmful material, disrupt the site or try to gain access without permission.

You may save or print content for your own use. Respect copyright and ask permission before republishing it.

Our responsibility

We are responsible for our enquiry service and foreseeable loss caused by our breach of these terms or failure to take reasonable care.

Foreseeable loss means loss that was an obvious result or that we and you knew could happen.

The specialist is responsible for its service. The lender is responsible for lending decisions and loan terms. We remain responsible for our own actions.

We do not exclude liability for fraud or for death or personal injury caused by our negligence.

Nothing in these terms limits liability where that would be unlawful, removes your consumer rights or reduces our legal duties.

Access and changes

Maintenance or technical faults may interrupt access. We may change, pause or withdraw the site when needed.

We may update these terms to reflect changes to the site, service or law. Changes apply to future use and do not affect rights you already have.

Governing law

Scots law applies to these terms. If you are a consumer, you keep any mandatory rights under the law of the country where you live.
